This is where we get to know you and your vision. Whether it’s an architectural style you love, features you’ve dreamed about, or just an overall feel for your home, we’ll cover all the essentials:

Location – From a specific neighborhood to a general request like “out of a flood zone.”
Program – Home size (square footage), number of bedrooms/bathrooms, and special spaces like a study, loft, mudroom, ADU, or outdoor living areas.
Budget – Your total investment goal, including whether you’re paying cash or financing.
Timeline – Your ideal start date or move-in deadline.
If you’re unsure about any of these, don’t worry — we’ll work through them together.

Once we’ve designed our plan — we revisit your vision for finishes and features.

You’ll have the chance to tour completed homes to see options firsthand, which helps refine both your design ideas and your budget. We’ll then update your plan and prepare it for review at our next meeting.

When the floor plans and elevations are finalized, we’ll review the full specifications — customized to match your style, needs, and budget.

With your plan, elevation, budget, and features in place, we’ll prepare a detailed contract for your review and approval. Once signed, we’ll begin the Design Selection and permitting process.

While your plans are with our architect and in the permitting phase, you’ll work with our in-house Project Designer to choose finishes that bring your vision to life. Every selection will be balanced with your budget, and we’ll finalize the complete Design Package before construction begins.

Permitting typically takes 3–4 months, depending on the plan and customization level. Once your permit is approved, you’ll meet your dedicated Project Manager, who will guide you through the construction phase and keep you updated every step of the way.

Before move-in, your home will go through our Glades & Bay Quality Control inspection to ensure every detail meets our standards. At your New Home Orientation, you’ll also be introduced to our in-house Warranty Manager, who will be your go-to contact for any warranty needs after closing.
