Our Process: Multi Unit Development

We start with a detailed consultation to understand your goals, timeline, budget, and property details. This is where we evaluate feasibility, zoning considerations, and high-level project scope.

At Glades and Bay we don't only build homes, We are licensed to construct, remodel, repair, or improve one, two, or three-family residences, limited to a maximum of two habitable stories above no more than one uninhabitable story
Our license also includes accessory use structures (Pool Homes, ADU's, garages, sheds) and site work related to the lot.

Turning Vision into a Viable Plan

Based on the initial consultation, we develop a preliminary plan that balances design, functionality, budget, and market demand.

This phase includes:

Conceptual layouts and unit mix
Preliminary site planning
Budget modeling and cost projections
Value engineering opportunities
Outcome: A refined development concept aligned with financial and operational goals.

Locking in the Details

Once the concept is approved, we move into final architectural plans and detailed specifications. This phase ensures every aspect of the project is fully defined before construction.

Deliverables include:

Final construction drawings
Structural, mechanical, and engineering details
Finish schedules and material specifications
Final budget validation

Outcome: Construction-ready plans with clear scope and cost certainty.

Formalizing the Partnership

With final plans in place, we execute the construction agreement. This ensures transparency, accountability, and clearly defined responsibilities for all parties.

The contract outlines:

Project scope and timeline
Pricing structure
Payment milestones
Warranty and risk management terms

Once signed, we’ll begin the Final Design Selection and Permitting process.

Before breaking ground, we conduct a comprehensive design review to confirm all finishes, fixtures, and selections.

This includes:

Interior and exterior finish selections
Fixtures, appliances, and systems confirmation
Final design approvals

Permitting typically takes 4-6 months, depending on the plan and customization level.

We manage the permitting process and oversee all phases of construction, coordinating trades, schedules, inspections, and quality control.

During this phase we handle:

Permit submissions and approvals
Construction scheduling and supervision
Quality control and inspections
Regular progress updates

Once your permit is approved, you’ll meet your dedicated Project Manager, who will guide you through the construction phase and keep you updated every step of the way.

Expidition is Available at additional cost*

Once construction is complete, your project is protected by our builder warranty. We stand behind our work and remain available after delivery.

Before hand off occurs, the property and grounds will go through our Glades & Bay Quality Control inspection to ensure every detail meets our standards and yours.

At your Orientation, you’ll also be introduced to our in-house Warranty Manager, who will be your go-to contact for any warranty needs after closing.

Warranty coverage includes:

Workmanship and materials
Structural components
System performance (per warranty terms)

Final Walkthrough & Close-Out

We conduct a final walkthrough, address any remaining items, and formally close out the project.

This includes:

Confirmation and Proof of Final inspections and approvals
Punch-list completion
Documentation and warranty packet handoff
